SPECIFICATIONS

This set of specifications will govern the methods of constructions and kinds of materials to be used for the proposed building shown in the plans and detailed drawings.
The below detailed specifications cum rates will give you a basic idea of our contracting charges materials used and also the construction methodology. And if in case preferred to upgrade or downgrade any of the cited materials can be implemented. We will provide you a revised quote after the final materials are chosen by you and before the construction work begins. We believe you should get into your home on budget and on time and we will not surprise you with any hidden charges. Once we sign the contract, the price we have set is what you will pay, making it easier for you to understand your budget better. Of course, if you would like to make change are welcome beyond that point. We are happy to provide a “change order” which may slightly alter the final price of the home.

TIME AND RATE OF COMMENCEMENT AND COMPLETION

The work performed under this contract confirmation will be commenced upon receipt of a Notice to proceed and completed by 9 to 12 months from the start date proposed by the owner.

SAND

Good quality river sand will be used for all RCC concrete works and other super structural works, brickworks and plastering.

EARTH WORK EXCAVATION

Foundation trenches for all clauses of soil including cutting, shoring, strutting, etc. for column foundation 5 x 5 in size width . 6” feet height.

PCC BELOW COLUMN FOUNDATION

Plain cement concrete 1:4:8 using 20mm downgraded aggregates as per standard architectural specification.

RCC COLUMN FOOTING

Reinforced cement concrete 1:2:4 using 20MM as per standard architectural specification

RCC BELT

Reinforced cement concrete in 1:2:4 as per architectural drawing, size will be as per standard architectural specification.

FILLING IN BASEMENT

Filling in basement 3 1⁄2 feet height and 10 feet height will be floor done with available gravel or slurry dust .

PARAPET WORK

9 ” Brick work at the level of 3 feet height will be used for the parapet work.

PCC BELOW FLOORING

Plain cement concrete 1:4:8 as per standard architectural specification.

RCC CLOUMN

RCC will be build using 20 MM downgraded aggregates in M 20 mix as per the given structural drawings.

RCC SLABS

RCC slabs with minimum 12.7 cm thickness will be build, using 20 MM downgraded aggregates in M 20 mix as per the given structural drawings.

RCC SUN SHADES, STAIRS AND LINTEL

RCC sunshades will be build using 20 mm downgraded aggregates in M 20 mix as per standard architectural specifications.

REINFORCED STEEL

Fixing steel reinforcement ( I STEEL, JSW, TURBO STEEL or equivalent high yield strength deformed bars conforming to Fe 550 – 20mm, 16 mm, 12 mm, 10 mm and 8 mm thickness ) for RCC in all items work including transporting, recoiling, cutting, strengthening, bending and placing in position at all levels and binding with approved gauge binding wire.

PLASTERING

For ceiling plastering work will be in a 1:3 cement mortar with 10 mm thickness. For wall and sump plastering work will be in 1:4 cement mortar, with 9 to 12 mm thickness.

HAND RAILS

3’ feet height stainless steel hand rails will be used in staircase areas at the height and upper living cut-off areas.

ELECTRICAL WORKS

Cables: Havells and Finolex Switches and sockets : Modular switches and sockets from Crabtree or GM or equivalent brand & quality
a) Concealed electrical wiring through PVC conduit with metal boxes
b) Copper PVC insulated wires as per ISO standard
c) Number of electrical point in each portion as per contemporary standards
d) Electrical points for motor, passage, main door entrance, utility, balcony, car
parking are provided as per requirement.
e) In bathroom one geyser point, one light point were provided. One extra plug Point
will be provided
f) In wash area one light point and one switch and socket will be provided.

24” x 18” SS sink with drain board for kitchen.

FLOORING TILES

Hi glass nano technology 600 cm x 600 cm vitrified tiles (somany, Nitco, Kajaria )will be used for all carpet areas except bathroom (choice of design ,colour and brand as per the client’s decisions priced @ ₹60 /- per sq.ft.)

SKIRTING TILE WORK

Hi glass nano technology vitrified tiles will be used for all skirting portions (10 cm height)

KITCHEN TOP

Good quality granite slabs will be used for the kitchen top.

BATHROOM FLOORING TILES

Good quality anti -skid tiles will be used for all bathrooms. (choice of design and colour as per client’s decision price at maximum rate of Rs. 50/- per sq.ft.

BATHROOM WALL TILES

Good quality bathroom wall tiles of high lighter model upto a maximum height of 7 feet will be used, choice of design colour as per the client’s decision price at rate of Rs. 50/-per Sq.ft.

BATHROOM DOORS

WPC water proofing doors will be provided in all bath rooms

PUTTY WORKS

Putty works will be done in the interior areas and exterior front elevation areas (Brand: Asian, Birla, or JK wall putty).

PAINTING WORK

Single coat white cement washing will be used all over the plastered area, Two coats of Patty Finished and two coats of acrylic emulsion will be used all over the white washing area including one coat of cement primer. Two coats of JSW or Asian ace brand will be used for all external walls and two coats JSW or Asian paints regular emulsion will be used for all internal walls.

GRILL WORKS

Wall grills will be provided using 12MM MS rods.

FRONT DOOR : BED ROOM DOOR – KITCHEN DOOR - WINDOWS

Front door will be made with 1st quality of teak wood . all room doors will be panelled readymade doors made with standard size of good quality imported hard wood (wood Lands or equivalent to ISI quality) all windows are with UPVC panelled shall be secured with grill works. For all panelled and glazed shutters also good quality hard wood and Branded UPVC shall be used.

WOODEN FITTINGS

All wooden fittings like hinges, tower bolts and mortise lock will be provided from branded companies having stainless matt finish. Whereas the front door fittings will be of brass (Max. Rate for front door lock:Rs.3000/- and all other door locks:Rs.900/-)

NOTES

Granite flooring , septic tank, compound wall, sump, water tank, main gate headroom, Main Board panel, EB lines deposit, EB line cable, water motors and Lift are all charged extra to the client.
